Medan, as a vital city center, has a close relationship with the surrounding area. The development of housing areas organized in the suburbs is a strategic step to divert the population from the city center to the suburbs. This phenomenon is clearly visible in Medan Marelan and Medan Johor Districts, which are part of the suburban area of Medan. This study aims to identify the characteristics of residential residents organized in the two districts.

Understanding the Significance of Housing Development in Medan

The development of housing areas organized in the suburbs is a crucial step in managing the population growth in Medan. By diverting the population from the city center to the suburbs, the government can reduce the pressure on urban infrastructure and services. This phenomenon is not unique to Medan, as many cities around the world are facing similar challenges. The development of housing areas organized in the suburbs requires a thorough understanding of the characteristics of residential residents, their needs, and their expectations.

Methodology and Data Collection

This study employed a case study approach, focusing on Medan Marelan and Medan Johor Districts. The data collection process involved the distribution of questionnaires and direct interviews with residents. The variables studied included the characteristics of the occupants, the factor in choosing the location of the residence, the pattern of values adopted by the occupants, as well as other data analyzed using descriptive analysis.

Characteristics of Organized Housing Residents

In Medan Marelan District, there are five villages with a total of 1,243 families (KK) who inhabit the organized housing. Through simple random sampling techniques, as many as 89 families from various housing such as Griya Marelan, Pesona Malibu, and Villa Deli Indah were made the research subjects. Meanwhile, Medan Johor District has six villages with a total of 1,664 households. Of these, 91 households were taken from housing such as Tourism Citra, Johor Indah Permai I, and Villa Kencana.

Results and Analysis

From the descriptive analysis conducted, several important findings were obtained regarding the characteristics of housing residents in the two districts.

Medan Marelan

A comfortable environment is a major factor for 61% of residents to choose to live in this region.
As many as 74% of residents have their own ownership status, although their average income is only Rp. 3.5 million per month.
The average age of residents is 40 years, and 53% of residents feel their current residence is better than before because 56% have the desired facilities.

Medan Johor

Comfortable environmental factors also play an important role, with 36% of residents put forward this reason.
A close distance to the workplace is a consideration for some residents. The status of own ownership of homes in this area is higher, which is 88%, with an average income of Rp 4 million per month.
The average age of the occupants remains the same, namely 40 years, and 72% of them feel that their residence is now better than before, with 59% have the desired facilities.

Conclusion and Recommendations

The results showed that environmental factors, ownership status, and facilities are the main considerations for residents to live in residential areas arranged in Medan Marelan and Medan Johor. The importance of collaboration between the government, the private sector, and the community in the development of settlements needs to be increased so that housing development is equipped with adequate facilities.

By understanding the characteristics of residents and their needs, it is hoped that the development of housing areas organized can be adjusted to the expectations of the community, so as to improve the quality of life and satisfaction of residents in living daily life.
